Our diverse resource of experienced and professional staff allows us to draw on significant expertise in any aspect of ex-pat property and financial affairs management. Some of the specific areas we can help are listed below. We also work closely with national property solicitors to ensure the advice and service you and your tenants receive is current, legal and fair.
Drawing up Contracts
Usually tenants are required to sign a short-hold tenancy which is renewable every six months.Should the tenant wish to terminate their tenancy before the expiration of the current agreement they remain liable for the rent until a suitable replacement can be found.
Credit checking
We have access to the latest, most up to date credit reference facilities enabling us to profile and check both the credit history and the ability of each ingoing tenant to afford the rent. We can also offer insurance policies and rent guarantee schemes based on this information to secure your rental income.
Litigation
If necessary we will work with your solicitor to take your tenant to court and attempt recovery of all fees in the unlikely event your tenant refuses to pay outstanding rent and costs.
Advising Landlords of their Obligations
As a landlord you are obligated to promptly carry out basic repairs to the property, and keep the installations for the supply of water, gas, electricity, sanitation, space heating and water heating in good working order. This includes annual Gas Safety checks etc.
As expatriate landlords there are many UK tax implications, obligations and pitfalls for income tax, capital gains tax and inheritance tax for many years after you have left the UK. We have many years experience in advising ex-pats on current legislation and best policies. We can also handle communications and tax applications to HM Revenue and Customs on your behalf.
We will provide you with 24hr access to your account information and send you an annual statement of account for your tax records.
